House, ecological concept

Located in a Berber village, 30 minutes from Marrakech, on the road to Lalla Takerkoust dam at the foot of the Atlas Mountains.
The village has kept its traditional architecture: riads built with adobe.

This riad has been restored 7 years ago with traditional techniques. The walls are earth (mud and clay bricks), wood ceilings, some tadelakte finishes (smoothed lime), in dess or bejmat (terracotta) or smoothed and carved plaster cast. The interior joinery is Atlas cedar.
But there are also modern materials: the construction of the pool required a reinforced concrete structure. The heat and sound insulation is cork and sealed is in a single layer bitumen. The frame windows are steel with laminated glass (Stadip). Some soil are made of cement tiles or Mortex (waxed concrete)
Bedrooms are air conditioned.
Hot water is provided through a solar tank 200 L.
Heating is via wood stoves and fireplace chimneys.

The pool is filtered through a chlorination system.
Lighting via color LEDs
The steam runs through a steam generator.

The riad is composed of: a chicane entrance, a hallway, a patio (60m2), 1Wc, 1 laundry room, 1 kitchen, 1 dining room, 1 living room with fireplace, 3 bedrooms, 1 bathroom, 1 master suite , 1 hammam, 1 pool equipment room, 1 storage room, terraces overlooking the Atlas Mountains, the village, the surrounding hills, and finally 1 small pool on the roof top.

Legal: land with complete title deeds, and all documents needed for a foreigner to buy a land outside the town.
