Why are we talking about refurbished riad, rather than simply Riad? In the Medina of Marrakech, in the early 2000s, most riads used to require heavy work. Some used to fall into ruins. When European started to be interested in the market of riads in the Medina of Marrakech they started to buy AND renovate. There used to be nothing else on the market as palaces, lovely houses, riads and small houses with patios that needed to be restored. Some would be fully rebuilt, others woul be preserved in their original architectural features.

From 2005/2006, we begin to find renovated riads in Marrakech. Some foreigners offer them for sale. They then sell them for very expensive because they are rare. In general from 2500 euros / m2.

Our real estate agency Côté Médina experienced all this changing market of riads with this slip from non-renovated riad market to a market of renovated riad. The market has also slipped a market where Europeans were buyers and Moroccan the sellers to a almost 100% European market. This has protected the medina. Indeed, if foreigners had continued to buy riads for renovation (and therefore riads inhabited by Moroccan families) at the same rate as in the early 2000s, the life of the medina would have disappeared: neighborhood, hammams, bread ovens, small grocers would have closed for lack of customers. Local life with its own rhythms would have also disappeared (Ramadan, holly fests, non-busy Friday …). European buying riads do not live at all in the same way as Moroccan. Moroccans of the medina are the heirs of an ancestral life, they help to preserve and continue.

Since the 2010s, an investor who seeks a renovated riad will have a wide selection of goods: the renovated traditional riad, the Riad rebuilt, through the contemporary style riad, or simply a happy blend of tradition and modernity. Note, with decreasing prices, we can again offer beautiful surfaces, a charm in one of the most beautiful cities in the world: Marrakech!
